According to realtor.com, one of those ideals is ditching the high-priced metros and moving into the suburbs.A new study from realtor.com revealed the top real estate markets for 2020 will be those focused on affordability, relative to nearby pricey metros.”The cities that we expect to do best in 2020 are not necessarily big, fancy, coastal cities, but secondary markets where the job market is still pretty good but housing is affordable,” said Danielle Hale, Chief Economist of realtor.com.The city poised to be the top market next year is Boise, Idaho. Boise is home to median-home prices of $295,000, and a local realtor described the housing market as “absolute craziness.”“I don’t think you can stand and do a 360-degree turn in this town without seeing construction,” said Robert Inman, real estate agent at Boise’s Best Real Estate.CoreLogic’s October Home Price Index (HPI) noted home prices rose 3.5% and are projected to increase by 5.4% over the next year. The increase in the October 2019 HPI gain, however, was down from October 2018’s rise of 5.2%.Idaho continued its streak of leading the nation in appreciation, which it had done for more than a year, reporting an annual appreciation of 10.9% in October. The next closest state was Maine with an appreciation rate of 8%. Connecticut’s home prices were unchanged from October 2018.Following Boise is McAllen, Texas, which has a median-home price of $152,000.”We have a growing population, and they need houses,” said Rene Galvan, owner of the local brokerage RGV Realty.Other markets making up the top-10 were: Tucson, Arizona; Chattanooga, Tennessee; Columbia, South Carolina; Rochester, New York; Colorado Springs, Colorado; Winston-Salem, North Carolina; Charleston, South Carolina; and Memphis, Tennessee. first_imgGordon Brown’s 10th and possibly final Budget contained some nasty surprises together with some sweeteners for businesses of all sizes. How the Budget affects small firmsCorporation tax ratesThe u-turn on the 0% corporation tax rate on profits of less than £10,000, announced in the pre-budget report in December 2005, was confirmed. For small companies with taxable profits of less than £300,000 the rate of tax will be 19%. For companies with profits above £1.5m the full rate of 30% will be payable. Marginal relief is given to smooth the transition from one rate to another. First year allowancesThe rate of first year allowances for expenditure by small businesses on qualifying plant and machinery will be increased to 50% for new expenditure incurred between April 6, 2006, and April 5, 2007. A small business is one that satisfies two of the following conditions: not more than £5.6m in turnover; not more than £2.8m in assets; not more than 50 employees. Self-assessment filing date changeMeasures were announced to move the deadline for income tax self-assessment returns to September 30, where returns are on paper, or November 30, where the returns are filed online. Currently, self-assessment tax returns must be filed by January 31 following the tax year. It is intended that these changes will be effective from 2008 and will be introduced on a phased basis. By 2012 it is expected that all income tax self-assessment returns will be filed by these dates. In addition to this, computer-generated paper substitute returns currently used by accountants will no longer be accepted. For many businesses the change in these filing deadlines will increase pressures to prepare the necessary information in time. This is particularly true for sole traders and partners who have to prepare accounts.Venture capital schemesSome changes to Venture Capital Trusts (VCTs) and Enterprise Investment Schemes (EIS) were announced in the Budget. The Chancellor announced that a new income tax relief for investors in Venture Capital Trusts (VCTs) would be decreased to 30%. Previously the rate had been 40%. In addition, the minimum period for which investors must hold their shares will increase from three years to five years.Bigger changes were announced for EIS investments. The doubling of the income tax relief for the annual investment limit to £400,000 is a welcome increase. However, the change in the gross assets test will mean that less companies will be eligible for EIS relief. Under the current rules the gross asset of the company raising money under EIS must not exceed £15m immediately before the investment and £16m immediately after. These limits were reduced to £7m and £8m from April 6, 2006. TechnologyAnnouncements in connection with the current exemptions for computers and mobile phones came as a big surprise. The exemptions for computers have been around since 1999 and the government has actively encouraged Home Computer Initiative (HCI) schemes which rely on this exemption.Under current rules, no taxable charge arises where an employee is provided with computer equipment with a value of up to £2,500. This is on the basis that there is no transfer of ownership in the property and the scheme is available to all employees. Without the exemption, the employee would be subject to a benefit in kind on 20% of the value of the assets, ie £500. The removal of the exemption will affect businesses that were considering the introduction of these schemes. HM Revenue & Customs (HMRC) has confirmed that where existing schemes are in place a benefit-in-kind charge will not arise. Mobile phones were also under attack and limits placed on the exemption. The new measures, which were introduced on April 6, 2006, will mean that only one tax-free mobile phone is available per employee. Thresholds and ratesThe VAT registration threshold was increased to £61,000 from April 1, 2006, and the de-registration threshold up to £59,000.The turnover limit for using the annual accounting scheme has been increased to £1.35m per year from April 1, 2006.How the Budget affects large firmsResearch & developmentThe government is extending the employee limits for a company to qualify as a small- to medium-sized enterprise, which will give these companies the ability to claim cash back from HMRC for R&D investment. The limit relating to company employees has been doubled from 250 to 500 employees. Companies that employ between 250 and 500 employees will be able to benefit by claiming a tax credit; previously they would only have been able to claim an additional deduction for the qualifying costs. These companies will now be able to surrender any losses for cash back at a rate of 24% of the underlying R&D investment. The time limit for making this claim will be two years from the end of the accounting period.Stamp duty reconstruction reliefStamp duty is broadly restricted to the transfer of shares. Currently, certain exemptions are available for companies carrying out reorganisation. Due to the strict conditions of these reliefs a slight change in shareholdings could result in stamp duty becoming payable. The provisions announced confirm that relief will not be denied, if the proportion of shares in the new entity has to change slightly for practical reasons. Stamp duty land tax (SDLT): withdrawal of unit trust seeding reliefThe Chancellor announced that SDLT relief for seeding unit trusts with property ended from 2pm on March 22, 2006. This move will prevent the relief contained within Section 64A Finance Act 2003 from being used to avoid SDLT on certain high-value commercial property transactions.This was not an entirely unexpected move by the Chancellor and it is, in some ways, surprising that HMRC did not move earlier in order to prevent the relief from being used in this way. The Treasury will have been aware, even before the introduction of the SDLT disclosure provisions, that literally billions of pounds of UK real estate interests were being transferred to offshore unit trusts in order to avoid a potential SDLT charge to purchasers on the acquisition of their interests. Employment-related securitiesThe attack on tax avoidance schemes using employment-related securities and options is continuing. Where an option is granted as part of a tax avoidance scheme, it will be taxed as though it was a convertible security. This means there will be an income tax charge on the grant of the option as well as on its exercise. The tax charge arising on the grant is calculated by taking the value of the option on the grant, ignoring any resting period and performance conditions. It is possible that the tax charge on the grant may be more than the value of the shares! The employee is taxed again when the option is exercised, but as though he had converted one security into another. Where the underlying shares are readily convertible, assets tax and national insurance contributions will also be due.A second provision strengthens the penalty regime on the operation of PAYE on employment-related securities and options. Where retrospective legislation has been enacted the employer must operate PAYE on the date that the retrospective legislation becomes law. Also, the employer must collect tax from the employee within 90 days of the enactment of the legislation. Failure to do so could result in the employee facing further tax as the unpaid amounts are treated as employment income. He was not impressed by the Budget. “The Chancellor hasn’t done much for anyone, unless they have children, and I’m quite surprised that he’s done nothing for OAPs.” Mr Fulcher added: “He’s put the threshold of inheritance tax up – I’d like to see that abolished entirely. People work hard and when businesses get passed down to children, shops have to be sold to pay the tax. That doesn’t seem right.” In terms of investment, Mr Fulcher said: “I don’t know of any business that has money kicking around for investment, so the changes the Chancellor has made won’t help. It seems that Mr Brown wants to become Prime Minister and so has tried not to offend anyone.”last_img read more

Lakers waive Anthony Brown, keep World Peace, Robinson

That marked a far cry from when Brown shot 41.1 percent from 3-point range his last two seasons at Stanford. Brown was in the last year of a guaranteed contract worth $2 million.As for World Peace, he unexpectedly stayed on the roster partly more to mentor the team’s younger players than to produce on the court. World Peace went scoreless and averaged 1.6 rebounds in a combined 11 minutes through two preseason appearances. Nonetheless, this helps World Peace’s hope to extend his 16-year NBA career and 17th season overall to reach at least 20 years. World Peace is also considered a fan favorite after helping the Lakers win an NBA title in 2010.Meanwhile, Robinson averaged 2.8 points on 55.6 percent shooting and three rebounds while averaging just 7.6 minutes through five appearances. It remains to be seen how much Robinson will play in a frontcourt that also features Julius Randle, Larry Nance Jr. and potentially Tarik Black and Deng. But the Lakers became impressed with Robinson’s hustle, particularly with rebounding, in practice and in games. He was also the last player to leave the Lakers’ practice facility Saturday, spending about a half hour working on free throws and post-up moves.After the Sacramento Kings drafted Robinson fifth overall in 2012, he has lacked any stability in Sacramento (2012-13), Houston (2012-13), Portland (2013-15), Philadelphia (2014-15) and Brooklyn (15-16). He has averaged a combined 4.9 points and 4.8 rebounds in those stints. Even as they attempt to rebuild their organization with a young core, the Lakers have trimmed their roster by parting ways with one of those young players.The Lakers have waived second-year forward and former Ocean View High School product Anthony Brown. That move, coincided with Yi Jianlian’s requested release, paves the way for 16-year NBA veteran Metta World Peace and four-year NBA pro Thomas Robinson to make the team on non-guaranteed deals.The Lakers have a 15-man roster and do not plan on making any more cuts entering their season opener against the Houston Rockets on Wednesday at Staples Center.Despite averaging only 3.16 points on a 46.6 percent clip in only 8.3 minutes per contest through six preseason appearances, Brown’s departure was somewhat surprising. The Lakers were expected to narrow their choices between keeping an established veteran (World Peace) or a young forward (Robinson). But some on the Lakers had become concerned on whether Brown would ever become a dependable outside shooter after selecting him 34th overall in the 2015 NBA Draft. ESPN’s 538 Says Ohio State’s 2016 NFL Draft Class Is The Best In Modern History

Consider, for example, that although the Texas Longhorns had 17 players drafted in 1984, eight of those players were selected with the 180th pick or later; conversely, all 12 Ohio State players were selected in the first four rounds, with Jones being the last pick at number 139. Using the draft value chart, which assigns the average marginal approximate value produced by each draft pick, we can give more weight to the best picks to provide a more accurate measure of class strength.Ohio State’s 12 picks had a total “draft value” of 151.2, the most since Notre Dame in 1946, which had 16 picks and a draft value of 170.4. The previous best draft class in modern NFL history was Miami’s in 2004. Ohio State’s 2016 class beat the Hurricanes’ total draft value by 31.7 percent. That Hurricanes draft was great, with Sean Taylor (fifth overall), Kellen Winslow Jr. (sixth), Jonathan Vilma (12th), D.J. Williams (17th), Vernon Carey (19th) and Vince Wilfork (21st) all selected in the first round. But after those six players, Miami didn’t have another player drafted until the seventh round. Census to be Conducted in Communities around Vernamfield

first_imgA census is to be conducted shortly in the communities surrounding the US$2.5-billion Vernamfield development project site in Clarendon.This was disclosed by Project Manager for the implementation of the Vernamfield project, Colonel Oscar Derby, who will be coordinating and overseeing all the activities pertaining to the project.“We have to know the demographics, (that is) how many people are living in the areas, and how many households,” he said, while addressing a Vernamfield Development Town Hall Meeting, held at the Power of Faith Ministries, Gimme-me-Bit, Clarendon, on Thursday (October 11).Dubbed, ‘Aerotropolis Vernamfield’, the project, which is about to enter its first phase, involves the development of lands that previously housed an army base, as an aerodrome to provide international air cargo and logistics services, maintenance, repair and overhaul (MRO) services and an aeronautical training school.Colonel Derby informed that the surveys will be done by engaging persons under the Government’s Housing, Opportunity, Production and Employment (HOPE) Programme, which provides educational and job opportunities for young people.He noted that the majority of the persons in that programme who will be conducting the surveys and other activities, will be drawn from the community, “because it has to be persons who know the community and know the community well.”“They will be given six weeks training in values, attitude and work ethics,  and then they will undergo an apprenticeship in whatever area of activity they are going to participate, during the project,” Colonel Derby said.“This will include maintenance of the airport after it is bushed. So, the youth in the community will be recruited under that programme and will participate…to the extent that the programme allows,” he added.It is expected that other persons from the community will also be employed under the project. In the meantime, Colonel Derby said the project’s phase one activities, which begin this month, involves the development of the first 170 acres of land designated for the project and is to be undertaken by the Airports Authority of Jamaica (AAJ). This will include de-bushing and clearing of the existing north-south runway to accommodate aircraft up to a specified size. The phase is to run over a nine-month period.A sum of $300 million has been set aside to carry out the initial activities, which also include erecting fences and gates, primary electrical connection and distribution, and runway testing and rehabilitation.“Very soon, the contractor for the bushing will be starting that job and you will see Vernamfield begin looking more like an airport, rather than just a track to go from Gimme-me-Bit to the other road,” Colonel Derby told community members.The first phase of the project will also see the start of general aviation activities, including hands-on flight training; initial MRO activities; crop dusting; and the establishment of hangers to accommodate aeronautical activities, which would be transferred from the Tinson Pen Aerodrome to Vernamfield.Space will also be provided for parking and buildings for the general public, airside and landside buildings and other facilities for the Jamaica Defence Force (JDF), whose Air Wing will also be relocated; as well as Tinson Pen staff and stakeholders. The aerotropolis concept is a new urban form where cities are built around airports, so as to speedily connect time-sensitive suppliers, manufacturers, distributors and business people to distant customers and markets.The concept combines airport planning, urban planning, business site planning to create a new sustainable urban form. It aims specifically to facilitate Jamaica becoming the fourth logistics hub in the world.Aerotropolis Vernamfield will offer bulk, manufacturing and logistics facilities as well as business to over 150 countries in Asia, the Americas, Western Europe and Africa’s West Coast.last_img read more

Negotiations over the farm bill had stalled for months in Congress over a provision by the House to cut the Supplemental Nutrition Assistance Program and over the Senate’s unwillingness to go along.Trump had voiced strong support for stricter work requirements.Agriculture Secretary Sonny Perdue says the regulation to tighten work requirements was a tradeoff for Trump’s support for the bill.The farm bill will cost roughly $400 billion over five years or $867 billion over 10 years.The Associated Presslast_img read more
